RICS Level 2 Home Survey

The most popular choice for conventional houses, flats, and bungalows in reasonable condition. A Level 2 survey gives you a clear assessment of the property's overall condition, using a simple traffic-light rating system to flag issues by urgency. It covers visible defects, damp, subsidence indicators, roof condition, timber issues, insulation, and the condition of services — everything a buyer needs to negotiate confidently or walk away informed.

Best for: Standard construction, post-1900 properties, homes that appear in reasonable condition.

RICS Level 3 Building Survey

The most comprehensive survey available. A Level 3 goes deeper into the structure and fabric of the building — how it was built, how it's performing, what's defective, why, and what putting it right involves. It's the right choice for older properties, listed buildings, larger homes, non-standard construction, properties in visibly poor condition, or anywhere you're planning significant renovation or extension work.

Best for: Pre-1900 properties, unusual or non-standard construction, properties needing work, major renovation plans.
